O georreferenciamento é uma ferramenta tecnológica que modificou completamente a forma de medir e localizar áreas rurais.
Durante muito tempo as delimitações de propriedades eram realizadas tomando por base:
- rios,
- estradas,
- lagos,
- árvores.
Pode-se então imaginar as dificuldades existentes e as interpretações desencontradas dos interessados a respeito das divisas e respectivas propriedades.
Ainda hoje, observam-se problemas de fronteiras, onde países discutem a respeito de territórios, como é o caso entre o Brasil e Uruguai que disputam duas pequenas regiões: Rincão de Artigas e Ilha Brasileira.

O que é o georreferenciamento?
O georreferenciamento é uma palavra derivada de outras duas:
- geo – significa lugar,
- referenciar – significa localizar ou tomar como referência.
Trata-se de um método adotado pelo Instituto Nacional de Colonização e Reforma Agrária (Incra) que tem por objetivo padronizar a identificação dos imóveis rurais.
Através do Sistema Geodésico Brasileiro, é possível identificar as coordenadas geográficas que definem as propriedades, apresentando: limites, características, dimensão e localização.
Essa ação permite a regularização registral de imóveis rurais, atendendo a Lei nº 10.267, Decretos nº 4.449 e nº 5.570.
Qual a importância da realização desse levantamento?
A partir do georreferenciamento, todo imóvel rural, seja ele privado ou público, passa a ser reconhecido oficialmente pelos cartórios e registro dos municípios na qual estão localizados.
Existem prazos para que essa ação seja realizada, conforme apresentamos na sequência:
- imóveis acima de 100 hectares – prazo vencido,
- entre 25 e 100 hectares – até o dia 20/11/2023,
- imóveis menores que 25 hectares – até 20/11/2025.
A realização desse levantamento é essencial para regularizar a propriedade junto às autoridades oficiais, ou seja, obter o reconhecimento do poder público a respeito do seu imóvel, evitando reclamações e problemas futuros.
O georreferenciamento é realizado a partir de soluções tecnológicas que envolvem o uso de drones e utilizando o método GPS (Sistema de Posicionamento Global).
A partir da captação desses dados, os sistemas processam a informação e mapeiam os territórios, garantindo comodidade e conforto na hora de uma comprovação ou nos casos de questionamentos.
As vantagens do georreferenciamento
Certamente você já deve ter percebido o quanto é importante regularizar essa situação, onde dentre as vantagens existentes nessa ação, duas delas são destaques:
Valorização da propriedade
Quando toda a documentação está em acordo com a legislação, torna-se muito mais fácil a realização de algum bom negócio envolvendo as propriedades rurais.
Os interessados em adquirir imóveis, normalmente, buscam por aqueles que estejam em dia com as leis, portanto, regularizados junto aos municípios e ao Incra.
Nos casos onde existam pendências, os investidores tendem a solicitar descontos e desvalorizar o imóvel em função das atividades que precisarão ser realizadas para adequar a propriedade às exigências legais.
Possibilidade de financiamento
Muitos agentes financeiros já não aceitam mais em garantia imóveis rurais que não estejam regularizados junto ao Incra, ou seja, eles precisam atender às exigências do georreferenciamento para que um financiamento possa ser efetivado.
Nesse caso, boas oportunidades podem ser perdidas, além de dificultar operações na venda do referido imóvel.
